Retail Impact/Town Centre Impact Assessment

Required where a proposal includes a retail element and this element exceeds the threshold set out in JLP Policy DEV 16.


Guidance

The assessment should include:

  • impact of the proposal on existing, committed and planned investment in a centre or centres in the catchment area of the proposal
  • impact of the proposal on town centre vitality and viability
  • availability of alternative sites for the development
  • sequential analysis
  • accessibility of site and connections to the town centre

The level and type of evidence and analysis required to address the key considerations should be proportionate to the scale and nature of the proposal.
