Expanded Retail Discount
At the Budget on 3 March 2021, the Chancellor announced that eligible ratepayers will receive a discount on their business rates bills for the year 2021/22 of 100% for the first three months and 66% for the remainder of the year.
This relief will be provided to businesses in the retail, hospitality and leisure sectors.
If your business is eligible, you will receive your bill shortly. This bill will show the extension of the 2020/21 Expanded Retail Discount and cover the first three months - 1 April 2021 to 30 June 2021
In June, revised bills will be issued, showing that the relief has been reduced from 100% to 66% for the period 1 July 2021 to 31 March 2022.
It is extremely important that you budget for the remainder of the business rates that will become due when you receive your revised bill in July.
Are there any limits to this scheme?
In line with the conditions set by the Government for the funding of this relief, there are cap limits to the receipt of the 66% relief for the period 1 July 2021 to 31 March 2022. These are:
- Cash cap limit of relief up to £2m for businesses with property that were required to close as at 5 January 2021 due to Coronavirus rules
- Cash cap limit of relief up to £105,000 for businesses with property that were permitted to open at that date
This cash cap applies to companies at a Group company level, so holding companies and subsidiaries cannot claim up to the cash cap for each company. It also applies to organisations which, although not a company, have such an interest in a company that they would, if they were a company, result in its being the holding company.
What if I receive other Expanded Retail Discount, but will stay within the cash cap?
You need to notify us if you (or if appropriate a company in your Group) have received Expanded Retail Discount on any other property then you should declare this to us.

What if I receive other Expanded Retail Discount, but will exceed the cash cap?
If you (or if appropriate a company in your Group) have received Expanded Retail Discount on any other property and will exceed the cash cap with further discount, you need to notify us so that we can ensure that we remove the 66% relief from your business rates account.

What if I wish to opt out of the scheme?
If you wish to opt out of all, or part of, this relief for 2021/22, please use the button below to tell us. Please select 'other' on the first page, and then fill out your details on the next page, including your business rates account number.
Please state that you wish to opt of the Discount scheme, and make it clear if you want to opt out of both the 100% relief, the 66% relief or both.
Please note, if you opt out of the scheme, the Government rules will not allow you to change your mind and opt back in.
