Sherford New Community Area Action Plan

The Sherford Area Action Plan (AAP) is an important document in the South Hams Local Development Framework (LDF). It sets out the development principles and objectives, specifies and co-ordinates the requirements for new infrastructure and services, identifies the distribution of land uses and their inter-relationships, sets the timetable for the implementation of the new community, and provides guidance on matters such as design requirements.

In October 2004 the Council published ‘Town and Village’ (Area Action Plans/Site Specific Allocations: Issues, Options and Preferred Options) as one of the first steps in the South Hams Local Development Framework (LDF) process. This included a section on the Sherford new community on the edge of Plymouth. The Council advanced the Sherford AAP as a priority document and published a Preferred Options report in June 2005.

The Council produced the Submission version of the AAP in July 2006 and representations could be made on this document over a six week period (31 July - 11 August 2006). In addition to responses on the soundness of the AAP, the Council received one representation which proposed an alternative site for the new community at Sherford. The Council consulted for a further six week period on this alternative site proposal from 29 August - 10 October 2006. An independent examination into the soundness of the AAP was held January-April 2007.  The details of the examination can be found in the Sherford Archive.

The Inspector's Report on the AAP was received by the Council in July 2007. The changes to the submission version of the AAP, specified in the report, are binding on the Council.  The Council resolved to adopt the AAP on 2 August 2007.

Sustainability Appraisal

The AAP has been subject to a Sustainability Appraisal (SA), incorporating Strategic Environmental Assessment (SEA), at several stages during its preparation. A Sustainability Appraisal Report accompanies the AAP Submission Stage document which sets out the findings of the SA.

In his report, the Inspector found the AAP "sound", and considered that no further amendments to the SA report were required. Therefore the final SA report reflects the appraisal at Submission Stage.

How can I view a copy of the Adopted Sherford New Community AAP?

The AAP can be viewed by using the links above.  The document is also available for public inspection at the Council offices, Follaton House, Totnes on Monday–Thursday 08:00–17:00 and Friday 08:00–16:30; at the local district libraries and at Plymouth, Plympton and Plymstock libraries.

Plymouth City Council's - North Plymstock Area Action Plan

The Sherford proposal straddles the Plymouth and South Hams boundary. The element of Sherford within Plymouth is dealt with by the City Council's Adopted North Plymstock AAP, which is available to view on Plymouth City Council's website at www.plymouth.gov.uk.
