The Sherford Planning Application

Red Tree is the development consortium that is seeking to develop the community at Sherford.  They submitted a planning application to both South Hams District Council and Plymouth City Council in December 2006.  A duplicate of the December 2006 application was submitted to the councils on 27 March 2008. This duplicate has a separate reference number and period in which to be determined. The application is available to view on the Council's website.  Amendments to the [2006] application were submitted to the two Councils in the form of an Addendum in May 2009. These are available to view on this website or from Red Tree's website.

Members of the South Hams District Council (SHDC) and Plymouth City Council (PCC) Development Mangement Committees considered these amendments to the proposal on the 31st July 2009 and 28th July 2009 respectively.  

Discussions around the details of the section 106 legal obligation continued to take place following the terms of the resolution made in 2009. Consequently, a draft version of the obligation following these discussions was prepared by Red Tree and submitted to the Council in October 2011.

In December 2011 Members of SHDC’s Development Management Committee considered a report which recommended that planning permission could be granted subject to minor alterations to the draft s106 put forward by Red Tree. The SHDC Officers Report is available to view.

Members of Plymouth City Council’s Development Management Committee will also need to consider the acceptability of the proposed section 106 obligation, in light of the SHDC’s resolution, before planning permission can be formally granted and a legal agreement entered into. PCC will be considering the application in due course, and links to the relevant reports will be provided when these are made available.

Once planning permission is granted, the developers will also have to discharge a number of other detailed consents and conditions before development can begin.
