Who is responsible for repairs?
Usually your landlord is responsible for repairs to: -
- the structure and exterior of the dwelling – should be sound and watertight
- basins, sinks, baths and other sanitary installations in the home - these items should be fit for purpose
- heating and hot water installations – should be able to heat the dwelling to an adequate standard
- electrical and gas installations – should be safe and checked according to the regulations (normally an annual check for gas appliances)
Please note that your landlord is not responsible for repairs arising from damage caused by you.
What should I do to get repairs done?
In the first instance you should contact your landlord (or their managing agent if there is one) and make them aware of the issues. This is often best done in writing. Keep a record of all letters and phone calls you make to the landlord or managing agent.
How can I get help if my landlord will not carry out repairs on my accommodation?
However, if after your initial contact your landlord (or their managing agent) will not reasonably address the issues which you have raised, then please contact the Environmental Health Housing Team for advice and assistance.
