Local Plan 1996

Please Note: the Local Development Framework is replacing the Local Plan.

The South Hams Local Plan (1989-2001) covered the area of the South Hams district that is outside of Dartmoor National Park and was adopted in April 1996.  Although it had a 2001 horizon some of its policies are still relevant to planning in South Hams today.

Parts of the adopted Local Plan (1989-2001) retain development plan status until they are replaced by LDF documents. The Local Plan's policies were "saved" for a period of three years from the commencement of the new Planning and Compulsory Purchase Act (September 2004) and, under the regulations of the Act, the Secretary of State identified which adopted Local Plan policies were to be saved beyond that initial three year period. These policies will still be used to determine planning applications.

Details of the Devon Structure Plan schedule of saved policies are available from Devon County Council.

Local Plan Review 2002

The Council began the process of reviewing the South Hams Local Plan (adopted 1996) and published a First Deposit Draft Local Plan Review (2001-2011) for consultation in January 2002. This plan was not progressed and has been superseded by the Local Development Framework (LDF) process which has now commenced. However, the draft Local Plan Review sets out the Council's thinking about future development in the South Hams. The Council will take its content into account when making planning decisions until new LDF documents replace it.

The text and the maps of the draft local plan review can be viewed on-line using the links provided below:

Please note that some designated boundaries shown on the Proposal Map may have changed since the publication of these documents.  For further information please contact the Forward Planning Team on: 01803 861202.

Notes on using the Local Plan Documents

You need Adobe Acrobat to view the plan documents (v4 or higher). You can download this by clicking the logo at the bottom of this page. These documents are large, and may take some time to appear, please be patient. You will see links to inset map pages in red typeface at the start of each chapter in the area documents. Where these maps are small (i.e. a small village) you will link direct to the map. For larger files you will be taken to a download page where you can see an estimate of how long the map will take to download. You will not be able to print the inset maps, you can however print pages from the plan documents. To interpret the inset maps you will also need the Adobe Acrobat Document -- will open in new browser windowmap key .
